If you are in the process of selling your house or are thinking about putting your home on the market; this is for you!

The old saying goes "Don't judge a book by its cover,” but unfortunately when it comes to buying a house, this does not apply. Many homebuyers will make a decision on whether or not to view the inside of a house based on what they see on the outside.  So if your home is on the market or you are thinking of putting it on the market, take a step outside and ask yourself "is my house appealing?"

It can be difficult for a homeowner to look at their home and find its faults.  That’s why it is important to look at your home as a house that is for sale, a property that you are trying to sell for the highest dollar possible.  When taking a look at the outside of your house here are some questions you should ask yourself:

  • What is your first impression of the house and surrounding areas?
  • What are the best exterior features of the house or lot and how can you enhance them?
  • What are the worst exterior features of the house and how can you improve or minimize them?

After asking yourself these questions, it would be a good idea to take some exterior pictures with a digital camera.  First view the pictures in color and then in black and white.  It is easier to find flaws when color is not in the picture.  Then ask yourself again, how can I improve these areas.

Next, make a list of any problem areas you did discover. Tackle the simple cleanup and repairing first, and then put some time into projects will make the grounds look more appealing. Some suggestions:

  • Kill mold and mildew on the house, sidewalks and driveway
  • Put unnecessary garden implements and tools into storage
  • Clean the gutters and windows
  • Pressure wash dirty siding and decks
  • Edge sidewalks
  • Mow the lawn and get rid of weeds
  • Rake and dispose of leaves

Be sure to take a look at the exterior of your house at night as well.  Potential buyers will do drive-bys at night as well so you want to be sure that your house doesn't lose its appeal at dusk.  If you are looking for a quick way to make improvements add some lighting to the house. If you have a walkway from the driveway or sidewalk to the front door, line it with some low voltage lights.

It's easy for potential homebuyers to be turned away from a property based on what they see on the outside.  At the same time however, an appealing exterior will get them in the door just as easily.  Take the time to enhance the outside of your house.  The rewards of doing so can end in a quicker and more lucrative sell!
